| 1 · The July shortlistThe ten pilot properties, confirmed by Jad on 11 July: Best Western Nairobi, Onomo Casablanca City Center, Onomo Abidjan Airport, Onomo Waterfront Cape Town, Marriott Marquis Dubai, Zaria Court – A Tapestry by Hilton Kigali, Kertel Suites Kigali, Onomo Dakar, Ramada Addis Ababa, and The Boma Inn Nairobi | 8 Jul | Everything else on this page keys off the list | Received from Jad | 11 Jul |
| 2a · Sample review packsSix May packs: four properties plus two regional rollups | 5 Jul | Grounds the current-state map and the pack anatomy | Received from Bani, in the data room | 9 Jul |
| 2b · Three months of packs per shortlisted propertyFollows now the shortlist exists. Zaria Court Kigali is two months in (May and June); the rest follow. Philippe Hitti sent The Pelican’s June pack in its native format on 21 July after his interview, which adds a property beyond the shortlist and is welcome. Fredrik Reinisch sent the June owners pack for the Dubai cluster within the hour of his interview on 27 July, covering Marriott Marquis Dubai Creek, Hilton Dubai Creek Hotel and Residences and the destination marketing arm in one document – the only consolidated multi-property pack we hold | 5 Jul | Shows variance month to month, not just a snapshot | Building, per property | – |
| 3 · Budget and latest forecastFor any shortlisted property, as they exist. First ones in from Jeff Nogue on 27 July for Ramada Addis Ababa: the June profit and loss (P&L) workbook as it is actually built, and the room revenue forecast file the property resubmits twice a month. Both are the working files rather than the finished slides, which is what makes them useful | 5 Jul | Outliers only mean something against budget, last year, and forecast | First property in | – |
| 4 · Questions actually sent to a General Manager (GM)Two real threads in from Jad on 11 July: the Zaria Court Kigali and Best Western Premier Westlands packs as they arrived, plus Jad’s own reply pushing back on the narrative before it reaches the owner | 5 Jul | Sets the tone and depth the drafted questions must match | Received from Jad | 11 Jul |
| 5 · BRM process: agenda, emails, process mapsJad mentioned mapped processes exist; a couple of forwarded threads work too. The GM threads are in; the mapped processes would still help | 5 Jul | Confirms the current-state map against how it really runs | Threads in, maps to follow | 11 Jul |
| 6 · A recent BRM recording, and the next dateWe dial into a live session to hear the real conversation | 5 Jul | The meeting itself is the process; documents only show part of it | Pending | – |
| 7 · Portfolio banding and criteriaTwo files in from Jad on 11 July: the bands checklist and the final hotel bands. The walk-through call Jad offered is still open when it is useful | 8 Jul | Review depth follows the banding; we propose the treatment per band | Received from Jad | 11 Jul |
| 8 · Owner groupingsIn from Jad on 11 July: the regional and owner clusters, from Onomo by region through the Kenya, Dubai, and Nigeria groupings | 8 Jul | Consolidated reviews are a different output shape; we design for both | Received from Jad | 11 Jul |
| 9 · GM names, with an introductionIn from Jad on 17 July: his note introducing Deep Hospitality to six GMs across the portfolio, from Rabat and Dubai to Addis Ababa, Dar es Salaam, Accra, and Abha, with an open invitation to speak candidly. We arrange the calls directly from here | 8 Jul | The GM view confirms the map from the property end | Received from Jad | 17 Jul |
| 10 · Organisation chartsCorporate, operations, and the Michlifen and Marchica (M&M) cluster | 2 Jul | Who is who, and who owns what | Received from Jad, in the data room | 6 Jul |
| 11 · Two or three owner names, with an introductionAdded at the 17 July review on Bani’s suggestion: short, independent conversations so the owner’s perspective and needs shape the output, not just ours. Jad introduced us on 21 July to the ownership leadership at Onomo Hotels and to the asset director for Michlifen and Marchica, asking each for about thirty minutes | 17 Jul | The review lands with owners; their view of useful is the one that counts | Introduced by Jad, 21 July | 21 Jul |
| 12 · Key terms from the Hotel Management Agreements (HMAs)Performance tests and thresholds per property, to anchor each review to what its owner measures. Jad gave the working figure directly rather than the full agreements: minimum 90% of budgeted GOP, plus Aleph’s GM KPI scorecard for the wider target set | 17 Jul | Anchors each property’s review to the terms its owner holds Aleph to | Received from Jad | 18 Jul |
| 13 · Finance systems: the plan, and the cut-over timeframeAnswered by Rohit on 6 August, from the seat running the migration. The first wave of hotels is in Fairmas training through August, with use expected from around September; ONOMO has signed and its onboarding runs toward the year end. What Fairmas will not carry turned out to be as useful to know as what it will: it presents the numbers, and the story, the analysis, and the measures that are not financial sit outside it | 17 Jul | The deployment plan mirrors the cut-over plan, property by property | Answered by Rohit | 6 Aug |
| 14 · The Aleph Excel profit and loss (P&L) templateWho owns it, who maintains it, and who may authorise a change. Asked on 5 August. Rohit described the workbook he built and issues, and how it is meant to carry through into the deck. What is not yet settled is whether that file is the same one the properties refer to as the Aleph template, and we would rather confirm that than assume it | 5 Aug | A template with a named owner can be improved once; one without gets fixed forty times | Partly answered | 6 Aug |
| 15 · One trial balanceFor any single property and any single month. Asked on 5 August; the call ran out of road before we reached it, so it stays open. It is the one document that lets a figure be traced back to its source rather than only checked for internal consistency, which is the difference between a report that agrees with itself and a report that is right | 5 Aug | Until one is seen, every check we can offer verifies consistency, not accuracy | Pending with Rohit | – |
| 16 · When the last six packs actually reached corporateAsked on 5 August and answered in substance on the call: a handful of properties are ready around the 10th, most arrive between the 15th and the 20th, and the target agreed in the room from here is the 10th. The dated list itself would still be worth having, since it turns a shared impression into a baseline the improvement can be measured against | 5 Aug | You cannot show a clock has moved without knowing where it started | Answered on the call | 6 Aug |
Numbers 1 to 6 come from the original request of 5 July; 7 to 9 were agreed in the kickoff on 8 July; 11 to 13 were raised at the programme review on 17 July, where the GM introductions also landed. Numbers 14 to 16 went to Rohit and Satish by email on 5 August, ahead of the corporate session held on the morning of 6 August; that session answered 13 as well. The owner introductions went out from Jad on 21 July, so those conversations are now ours to arrange. Still open: budget and forecast, a live BRM date, the mapped processes behind the threads, and the trial balance. New asks join this register as discovery raises them; nothing is ever asked twice.
